Chesterfield homes benefit from facelift

A major regeneration project which has invested almost a million pounds to improve the look and feel of homes in Chesterfield is now complete.

As part of Chesterfield Borough Council’s wider £8 million Residential Block Refurbishment Scheme, Ashcroft Court in Old Whittington is the latest block of flats in the borough to benefit from a major facelift.

The refurbishment at Ashcroft Court is part of the council’s commitment to providing high quality housing across the borough and create modern, attractive places for people to live.

Extensive internal and external improvements have been completed at Ashcroft Court, including the re-tiling of the roof and upgrading of the roof insulation to provide better thermal efficiency. Windows in flats and communal areas have also been replaced with A rated thermal efficient equivalents which give the block a modern facelift.

Communal areas have been fully upgraded and emergency lighting has been renewed with longer lasting, energy efficient LED fittings now in place. The council has also upgraded all communal electrics including the door entry system. New extractor fans have been installed in all the flats and the council has installed new boilers in a number of the homes.

A new outdoor communal area has also been created to the rear of the flats, featuring a seating area and cycle storage. A new car parking area has also been created.

Councillor Chris Ludlow, cabinet member for housing, said: “A key part of our housing strategy is to ensure that our homes are of excellent quality and that we create attractive, modern places that people to choose to live so we are really pleased that this scheme is progressing well and we have another block of flats completed.

“In response to the climate emergency that was declared in July 2019, the council is committed to ensuring that its existing housing stock is as energy efficient as possible. Therefore, it was important that as part of this project that measures were in place to improve the thermal efficiency of the homes.”

Landscaping works have also been carried out existing footpaths being renewed to help improve access around the estate and to each property and create level access to all front entrances.

The £8 million Residential Block Refurbishment Scheme will continue to run over a three-year period with the next stages of the project initially focusing on Seaton Court, Brearley Court, Dixon Court and Newland Dale, with the potential for more blocks to be added in the future.

First homes set to be completed at new Chesterfield housing development this November

Dozens of new homes are soon set to be available on a newly-regenerated site in Chesterfield, with some properties available on the government-backed Help to Buy scheme.

Walton Peaks is a collection of 35 detached and 22 semi-detached houses for sale in the town, comprising 6 two-bedroom homes,  38 three-bedroom homes and 13 four-bedroom homes for open-market sales through Linden Homes.

The shared ownership and rented element of this development is made up of 46 further plots, of which 35 are shared ownership and 11 are rented.

The scheme involves the regeneration of a brownfield site to provide much-needed new homes, including shared-ownership and Help to Buy homes that will help first-time buyers and young families onto the housing ladder.

The development includes a play area in the development and attention to biodiversity through installation of bat boxes, swift boxes, swallow boxes and a hedgehog highway.

Houses on the development have been on sale since July 2021, with first completions expected this November. The site is expected to fully completed around Spring/Summer 2023.

Linden Homes is hosting a Help to Buy information event this Saturday and Sunday, 16th and 17th October, from 10am to 5pm which will provide people with more information about the scheme.

Data shows a surge of interest from commuters eyeing up homes in Chesterfield

Interest in homes in and around Chesterfield has seen a significant rise, with data showing a jump in the number of commuters looking to relocate to the town.

New data from the UK’s biggest property website Rightmove reveals that the return to the office for many workers has led to a jump in buyer searches for commuter stations, with searches for Chesterfield going up by 30% between June 2021 and August 2021.

The analysis compares buyer searches for stations across Great Britain in June 2021 with August 2021, to measure the impact of the gradual return to the office, which has been encouraged by the government since July.

Peter Swallow, Chair of Destination Chesterfield, said: “The recent Right Move data is pleasing but not surprising. We have long known and appreciated the town’s connectivity. It is this which has been fundamental in the borough attracting more than £1 billion worth of construction projects which are currently underway.

“Chesterfield’s mainline rail station serves the town well. As Sheffield house prices have increased to a level which challenges affordability, the market in Chesterfield, being just 10 miles away by train from the UK’s fourth largest city, is benefitting.

Construction progresses well on new affordable homes in Loundsley Green

Construction of the latest affordable homes being built for Chesterfield Borough Council is progressing well, with new homes set to welcome families later this year.

As part of Chesterfield Borough Council’s commitment to increasing the supply of affordable properties across the borough, 21 new properties are being built on the former Brockwell Court site in Loundsley Green.

Environmental improvements, including the creation of wildflower meadows and planting areas, are also included in the scheme to help boost biodiversity, support pollinators and create a better living environment.

Despite the challenges faced as a result of the Covid-19 pandemic, the council’s main contractor, Henry Boot Construction, started work on site in May 2020 and the homes are set to be completed in late 2021.

The new development, named Badger Croft, will comprise of ten two-bedroom houses, six three-bedroom houses, four four-bedroom houses and one three-bedroom bungalow – all of which will be added to the council’s housing register and let to local families.

As part of the council’s planning permission, whilst works are ongoing on site, Henry Boot Construction is working with the local Holmebrook Conservation and Improvement Group to complete additional landscaping works close to the new development that will help to enhance the wider local community.

Holmebrook Conservation and Improvement Group already maintain land in the area on behalf of the council and have worked closely with the council’s tenant participation team to improve the look and feel of the neighbourhood and promote conservation and biodiversity in the area.

Members of the group have already created a wildflower meadow, installed wooden planters and planted over 100 trees. Now with the support of Henry Boot Construction, further environmental improvements are to be carried out, including mowing paths in the wildflower meadow and planting fruit trees, building and installing more planters and creating a new border for planting.

We’re committed to meeting the housing needs of local people, now and in the future, and these new properties will provide affordable, modern and accessible homes for families in our borough.

We’re really lucky to have had the support of Holmebrook Conservation and Improvement Group for a number of years, maintaining some of the land on our behalf, so we’re really pleased to see this develop even further with the help of Henry Boot.”

Prominent former council building to be converted into dozens of apartments

A building on the edge of Chesterfield Town Centre is set to be given a new lease of life, with work starting on the conversion of the former North East Derbyshire District Council offices on Saltergate.

The developer, Homes by Holmes has unveiled plans to turn the prominent building into 59 contemporary apartments, with a generous split of three bed, two bed and one bed properties.

Despite being in such a prominent location in the town, the property has stood vacant for over four years. However the company says it plans to bring the building back to its former glory.

The firm has outlined a 24-month build timescale for full completion, with an aim of having the first phase of apartments ready for occupation before Christmas 2022.

Homes by Holmes believes the project will bring countless benefits to the town, including job prospects and work for local businesses, contributing towards the revival of the town centre and high-street retailers with increased footfall, and an opportunity for local residents to get on the property ladder in the face of current housing shortages.

Securing the development also means a lot to the company’s owner, James Holmes, who grew up working on the Chesterfield’s historic markets.

He said: “I’m extremely pleased to have secured this development because of my family’s connections to Chesterfield. I see it as a big responsibility to regenerate the building and the immediate vicinity.

“I’m proud of the fact that I’ve built the business into a position that we can make a difference in the town I have such a connection to, particularly in a building that is so high-profile. I really think we’re bringing something better here.

“Subject to us getting planning permission by the end of the month, I would expect the first phase to take around 15 months and we’re hoping for the second phase to only be six months behind that, with a potential third phase taking around a year.”

The company has already taken steps to make the site more pleasing on the eye, including the installation of colourful banners in the windows of the building to celebrate the Chesterfield ‘In-Bloom’ campaign, which aims to make the town a cleaner and greener place to live, work and visit.

Families settle into towns first modular build homes

Families in Chesterfield are settling into their new homes following the completion of an innovative development to bring additional council houses to Brampton.

Ten new properties have been added to Chesterfield Borough Council’s housing stock after Fortem completed the ten-plot modular housing scheme at Heaton Court – making them the first properties of their kind in the borough.

The new sustainable housing, which is built off site and then transported to its location, offers the council a variety of affordable house types for local families. The innovative construction approach is becoming more popular in the UK and following this first successful development in Chesterfield, this approach will feature in the borough’s future plans to meet local housing need.

The new housing development at Heaton Court includes two four bed town houses, four three bed houses and four two bed houses – all of which were added to the council’s housing stock and let to local families.

Councillor Chris Ludlow, Chesterfield Borough Council’s cabinet member for housing, said, “We’re pleased to see families settling into their new homes at Heaton Court. We’re committed to meeting the housing needs of local people – now and in the future – and these new properties will provide affordable, modern and accessible homes for families in our borough.

“As is the case across the country, we need more homes to meet the future needs of our communities and we’re always looking for new and innovative ways to achieve this locally. Building homes this way it creates less disruption on site for local communities and the end result is a much more sustainable and environmentally sound home.

“Living in a warm and energy efficient home is not only better for our planet, it will also reduce costs to run the property, offering affordable warmth to our tenants.”

Chesterfield Bourgh Council is committed to ensuring that all its housing stock is as energy efficient as possible, in response to the climate emergency that was declared by council leaders in July 2019. The lifecycle carbon emissions of the modular homes are around 12% lower, and it takes around 20% less energy to heat them compared to those that are traditionally built.

Electric charging points were provided to each dwelling as well as bird boxes and hedgehog runs in the gardens to support local wildlife. Landscaping works have also been completed across the site to allow off street parking and as much green space as possible.

The project has been a collaborative effort between Fortem and the council to ensure the quality of the modular builds was to the highest standard for tenants, whilst adhering to strict Government guidelines to build safely through Covid-19. Works were procured via Procurement Hub’s Built Environment Framework. This solution provides a holistic approach to urban developments to deliver projects that create environmentally low impact spaces.

Progress continues on development of 120 new homes in Holmewood

A housing development comprising of 120 new homes is continuing progress in Holmewood, with the developer opening the doors to its marketing suite on the site this month.

Thorpe Meadows is the latest development by housebuilder Harron Homes, which has also been working on the Regents Green development in nearby Grassmoor.

Set in a picturesque area of North East of Derbyshire, Holmewood boasts the Five Pits Trail, a country park which is a haven for wildlife, while Chesterfield is just a short drive away for major retailers as well as leisure and entertainment options.

The village is also in close proximity to the M1, providing commuters with convenient access to Sheffield and Nottingham, both of which are approximately 20 miles away.

Construction work is progressing, with a showhome expected to be available to view by July 2021. This development comprises of a collection of three and four bedroom homes.

Harron Homes says ecology will be a priority on the site with bird boxes, bat boxes and hedgehog homes and highways all being incorporated in the development.

Chesterfield’s Avant Homes Central appoints new Regional Development Director

Housebuilder Avant Homes Central, which is based in Chesterfield has promoted its technical director, Chris Clingo, to the newly created role of regional development director.

Chris has 18 years’ experience in the housebuilding industry and joined Avant Homes in April 2014 as a senior engineer for the Yorkshire region. In his new role, Chris will be responsible for leading the regional development team while also overseeing the planning and commercial functions for the business.

Commenting on his promotion, Chris said: “During my time at Avant Homes I’ve worked across the Yorkshire, Central and Group operations undertaking six separate roles for the company, so I’m proud to have been given the opportunity to take another step in my career as regional development director.

New council homes ready to welcome local families

Local families are set to benefit from new council homes which have been built in Brimington – part of Chesterfield Borough Council’s ongoing work to provide more affordable and accessible housing.

The four new-build properties on Manor Drive – which are the first council homes to be built in Brimington South in over 30 years – are now ready to be let to local families.

The development includes three two-bedroom houses and a three-bedroom bungalow with wheelchair access.

Built by local contractor, Robert Woodhead Ltd, each property features a fully fitted kitchen and bathroom and is decorated throughout. The gardens are also fully turfed with a small patio area to the back.

In response to the climate emergency that was declared by council leaders last July, the council is also committed to ensuring that its existing housing stock is as energy efficient as possible. Each of the new properties on Manor Drive has increased levels of insulation throughout and has electric vehicle charging points installed.

Refurbishment of older persons housing in Chesterfield shortlisted for three awards

A £3.8m investment to transform and modernise housing schemes for older people in Chesterfield has been shortlisted for three awards at this year’s Constructing Excellence East Midlands Awards.

The project, which has seen the refurbishment of Brocklehurst Court, Glebe Court and Catherine Court has been shortlisted for the ‘Building Project of the Year’, ‘Health, Safety & Wellbeing’ and the ‘Integration & Collaborative Working’ at this year’s awards that will take place virtually on Friday 4 December.

Each of the older persons housing schemes have been refurbished and modernised by Chesterfield Borough Council’s main contractor, Fortem Solutions Ltd. as part the council’s commitment to investing in its housing stock to ensure that a supply of affordable, modern and attractive homes can be maintained for local residents in every stage of life.

The transformation of the sheltered housing in Chesterfield began in October 2017, when Chesterfield Borough Council appointed Fortem through the Efficiency East Midlands Framework. Brocklehurst Court was the first scheme to undergo a facelift, with the outdated 1970s building of bedsits and small flats converted into 17 comfortable one and two-bedroom flats.
After the success of Brocklehurst Court, Chesterfield Borough Council tasked Fortem with the £1.5m refurbishment of Glebe Court, then the £1.5m overhaul of Catherine Court, where properties refurbished throughout to create both a bright and welcoming living environment for residents.

Councillor Chris Ludlow, Chesterfield Borough Council’s cabinet member for housing, said: “We’re delighted that we have been shortlisted for these awards and it is great to be recognised for the work that has been put in by Fortem and the council to help improve housing for older people in our local community.

The project to transform and modernise sheltered housing in Chesterfield is in progress, further works are in progress to refurbish Mallard Court and Leander Court and works will then follow on at Aston Court. When complete all the Council’s sheltered housing will have been transformed into high quality affordable homes for our older residents.
