Major success at new commercial development in Clay Cross

A new industrial estate in Clay Cross near Chesterfield has demonstrated success, with large business demand.

Wingfield View Business Park is a new development, comprising 19 industrial/warehouse units totalling just over 60,000ft².

The industrial/warehouse units range in size from 2,091ft 2 to 12,062ft2 and are available to purchase or to lease. Further to that, each unit has been built to an exceptional quality and boasts an impressive specification.

FHP Property Consultants have been working alongside joint agents, Knight Frank, and have confirmed that all units are now under offer with 50% having already exchanged contracts. The units will be ready for occupation in July 2024.

The business park is being built by Roe Developments who have completed several projects in Clay Cross to date.

New town square in Clay Cross to be named Baileys Square

The Clay Cross Town Board has officially revealed the name of the new town square, which is to be built as part of the town’s redevelopment.

Baileys Square is set to provide residents, businesses and visitors with a vibrant day and night-time economy.

The new name is based on an old map of Clay Cross, featuring ‘Bailey’s Square’ in the same location as the new development, brought by the Town Centre Regeneration project.

The square will feature an open space, well-suited for future activities and markets.

Baileys Square will be a place to meet with family and friends, hosting a unique selection of places to wine and dine, a place for families to take part in experiences and crafts; and enjoy vibrant events.

The Clay Cross Town Deal project will enhance Clay Cross’ evening economy with a wider food and leisure offer thanks to the flexible business units coming as part of Baileys Square.

Chair of the Clay Cross Town Board and Managing Director of Inspire Design and Development, Lee Barnes, says: “I am extremely eager to unveil Baileys Square to the public. Affordable green homes now open in Clay Cross

A scheme of 11 new affordable-rent homes has been officially opened in Clay Cross.

At the opening, visitors from North East Derbyshire District Council visited the development to take a look at the new energy efficient homes which they helped to fund.

This gas-free development consists of 11 two bedroom houses and bungalows, all for affordable rent which will be managed by NCHA and let through NEDDC’s Rykneld Homes system.

The development, designed by Pelham Architects, is in keeping with the local built environment, building on the positive characteristics of the area to provide a responsive and sustainable residential scheme.

Funding from North East Derbyshire District Council has ensured that the housing meets an enhanced EPC A rating. With solar panels, under-floor heating, air-source heat pumps and high-end insulation, these homes will deliver both a low carbon footprint and help reduce energy costs for the new residents.

Claudine Edwards, New Business and Development Manager for NCHA commented: “It’s fantastic to visit the site and take a look around these new homes.

“As part of NCHA’s commitment to developing environmentally sustainable homes and communities, this gas-free site is full of green energy solutions and will offer lower energy costs for the new residents.” She went on to thank partners in the build, Modus Partnerships for “their work in helping us to bring our vision to reality.”

The new homes are fully occupied and a new community is beginning to take shape.

North East Derbyshire District Council Leader, Cllr Nigel Barker said; “We are really proud to have been able to contribute to this innovative and exciting new housing development in partnership with NCHA.

“The 11 new affordable homes for rent are highly efficient, helping to lower the energy bills for the families who will call these properties home.

“We have committed in our Council Plan to building more affordable homes for rent across the district and developments such as this one with NCHA is exactly what the district needs.”

The development, costing around £2.3m, was funded by NCHA, Homes England and NEDDC. The homes contribute towards NCHA’s Strategic Partnership with Homes England to deliver new, affordable homes across the East Midlands and East of England.

Clay Cross town centre regeneration becomes a reality as planning decision is approved

Clay Cross Town Board and North East Derbyshire District Council have reached a major milestone in their proposals for the Town Deal’s Town Centre Regeneration, as Planning consent was approved by the Planning Committee on 7 November 2023.

The approval covers several key elements which are:

  • The creation of a new Town Square which will become a public space to be used for markets, seasonal events and as a public forum.
  • Food and beverage and leisure units – the route from Broadleys to the public square to be lined with artisan food companies, leisure operators and cafes and restaurants.
  • The pedestrianisation of Market Street, creating more public space for visitors.
  • Repurposing an existing historic building with the aim of providing a quality food and drink offering and leisure opportunities, directly overlooking the public square.
  • Improving connections through the town by re-opening access between Bridge Street and Market Street.

Further work is also being undertaken by the Town Board to explore the possibility of direct access to a car park via the A61.

Clay Cross Town Board Chair, Lee Barnes said, “I’m overjoyed to see the town centre proposals approved.

“It’s a milestone very personal to me, as a Clay Cross business owner, and someone who has spent a career in regenerating urban areas, so to be able to see the go-ahead for great improvements coming to a town that is local to me, has been a great privilege as Chair.”

The historic buildings within the Clay Cross conservation area, with this investment, are poised to become the heart of the town, offering a catalyst for new and exciting entrepreneurial prospects.”

This decision follows a string of recent Town Deal milestones in recent months, such as launching the Low Carbon grants for businesses and the significant progress of developing the Clay Cross Active leisure facility, in what is set to be one of the most pioneering community assets in the region.

£1.9m funding announced for new leisure centre in Clay Cross

North East Derbyshire District Council has announced a £1.9m funding boost from Sport England as part of the development of the new Clay Cross Active Leisure Centre.

Sport England has been working closely with North East Derbyshire District Council for more than 8 years, assisting with strategy work, playing a key part as active members of the Clay Cross Town Board and generally supporting the development of the new facility which will replace the current sports centre at Sharley Park.

The £1.9m funding will go towards delivering the project, which will boast a range of sport, wellness and community assets:

  • 6 lane x 25m pool & spectator seating
  • Teaching Pool
  • 4 badminton court sports hall
  • 100 station fitness suite,
  • 2 studios, (1 group exercise, 1 group cycling)
  • Treatment room
  • Soft play & TAG active
  • Multi-purpose room
  • Full size, floodlit 3G pitch,
  • Citizens Advice
  • Clinic Facilities
  • Café
  • Wellness Suite to cater for people of all fitness levels, those less mobile, suffering from illness or undergoing post-operative rehabilitation

The facility is set to open in the winter of 2024 (timings estimated at this stage) and is part of the wider Clay Cross Town Deal regeneration and developments which will transform the town.

North East Derbyshire District Council Cabinet Member for Health and Leisure, Cllr Kathy Rouse said, “We are genuinely delighted to have Sport England on board as a partner and are grateful for their funding contribution to help deliver this fantastic project. Their support and expertise has ensured the new centre meets the needs of the community and includes learning from other new build leisure centres from across the country.

Businesses welcomed to express interest in new flexible units in Clay Cross

Businesses in the leisure and the food and beverage sectors can now express their interest in moving into one of several flexible units coming soon to the heart of Clay Cross.

Each 50 square-metre shell unit is self-contained but can be leased alone or in multiples for the short or long-term. Leases include full repairing and insuring.

Each unit comes with outdoor space in front of each unit and have dedicated delivery space at the rear. Free parking is available nearby and each unit will also be under CCTV coverage.

The units are estimated to be available for moving into by January 2025.

North East Derbyshire District Council Cabinet Member for Clay Cross Town Deal, Cllr Jayne Barry said: “We’re pleased to finally have discussions with business owners, or owners to be, about the opportunity to potentially become part of the new Broadleys town square.”

The Town Centre Regeneration project in Clay Cross is supporting several changes being made to revitalise the area, as part of the £24.1m Clay Cross Town Investment Plan.

The proposed masterplan covers four key elements:

  • Transport and connections improvements (subject to an upcoming consultation) – proposals include providing enhanced parking and access from the A61, improving traffic flow through the town, re-opening Bridge Street from Harris Way and the pedestrianisation of Market Street from Bridge Street to High Street.
  • Skills and Enterprise zone – renovating the clock tower building (Adult Education Centre) into a hub for learning and business engagement, which also includes a proposal to bring the library into the town centre.
  • Clay Cross Community/Social area – preserving, restoring and enhancing heritage buildings in the centre of the town, focused on restoring the annex of the clock tower building and creating a new leisure space fronting onto the proposed new town square area.
  • Broadleys site – forming a new town square as the heart between other elements of the Town Deal, providing flexible accommodation for start-up businesses in pop-up enterprise units and providing a space for community activities.

Work is well under way on this project, pending the business case approval from central government which is expected by the end of March 2023.

Planning application submitted for major improvements to Clay Cross town centre

A planning application for major regeneration in Clay Cross town centre has now been submitted.

North East Derbyshire District Council and the Clay Cross Town Board have made progress over recent months, culminating in the planning application for the Town Centre Regeneration project.

The planning application has been submitted as part of the next steps in delivering the £24.1m Clay Cross Town Deal and is a momentous occasion as the reality of the project draws nearer for residents and businesses.

A public consultation was undertaken to gauge opinions of the proposed plans following on from ongoing face-to-face engagement with local businesses over the last few months. Feedback from this has been positive and has been taken into consideration as part of the ongoing project to help shape the future of Clay Cross.

The planning application is made up of four key elements in the proposals, which are:

  • The creation of a new Town Square which will become a public space to be used for markets, seasonal events and as a public forum.
  • Food and Beverage and Leisure Units – the route from Broadleys to the public square to be lined with artisan food companies, leisure operators and cafes and restaurants.
  • The Clocktower (Derbyshire Adult Education Centre) – to make the best use of the existing building, enhancing existing uses and bringing the library into the heart of the town.
  • The “Block A” (working title) proposal – Repurposing an existing historic building with the aim of providing a quality food and drink offering and leisure opportunities, directly overlooking the public square.

North East Derbyshire District Council Cabinet Member for Clay Cross Town Deal, Cllr Jayne Barry said, “This is a momentous point in the delivery of the £24.1m Clay Cross Town Deal and a pivotal moment (in submitting the planning application) as our residents and businesses, who have shared their views and helped shape the proposals for the regeneration of the town, can now see we are moving onto the next stages of the project as it becomes closer to reality.

Construction begins on speculative new business park in Clay Cross

Construction is now underway on a multi-million pound scheme to unlock land for employment in Clay Cross near Chesterfield.

Roe Developments is set to transform the second phase of Wingfield View Business Park, which will see the creation of around 65,000 sq ft across 16 high specification industrial / logistics units, offering units from 2,000 to 12,000 sq ft.

The estate will offer high quality employment and business premises, available for occupation from Q3 2023. Interest has been strong to date, with several units now under offer.

North East Derbyshire businesses to benefit from Shop Front Enhancement Scheme

North East Derbyshire businesses are set to benefit from the launch of a new Shopfront Enhancement Scheme, with grants up to £10,000 up-for-grabs.

North East Derbyshire District Council is inviting businesses and landlords with street-facing commercial premises in the district to apply for grants to help improve the visual appearance of their properties.

This means businesses in towns such as Clay Cross, Dronfield and Eckington will be eligible for the support.

Funded through the North East Derbyshire UK Shared Prosperity Fund programme, the Shopfront Enhancement Scheme will not only enhance the character, value and appeal of each individual property, but collectively will have a positive impact on the appearance of the district’s high streets.

Matthew Broughton, North East Derbyshire District Council’s Director of Growth and Assets, said: “The Shopfront Enhancement Scheme is an exciting opportunity for businesses and landlords to improve their properties, helping to make our town centres and high streets a more inviting and vibrant place for residents and visitors to enjoy.”

“The Scheme will have a positive impact on our local communities and make a visible difference to our district whilst also providing an opportunity to make premises more energy efficient and reduce their utility costs and carbon footprints. We look forward to supporting North East Derbyshire District businesses to improve their properties, footfall and help their businesses thrive.”

Grants are available from a minimum of £500 to a maximum of £10,000, a contribution of up to 75% of total project costs.

The scheme could fund the following types of work:

  • New signage, windows, doors, canopies and professional fees
  • Improved energy efficiency
  • Appropriate lighting
  • Access improvements
  • Reinstatement of historical shopfront
  • Stonework repairs
  • Appropriate external art-work
  • External planters or seating

All works must adhere to the recommendations and principles of NEDDC’s Shopfront Design Guide.

Work begins on new leisure centre in Clay Cross

Work to build a new leisure centre at Sharley Park in Clay Cross has begun, as the £24m transformation into North East Derbyshire District Council’s new Clay Cross Active leisure hub gets underway.

The new low carbon, low energy leisure centre, Clay Cross Active, will be a community hub, supported by Sport England, combining Clay Cross Clinic and Citizens Advice with leisure facilities. These facilities include a large gym, swimming pools, TAG Active, café, studio space and other activities.

Works have started on site and the first major change is the cordoning off some of the car park to the rear of the facility to enable site cabins and demolition works to be undertaken.

Construction is due to last approximately 24 months and during most of this period, Sharley Park Leisure Centre will remain partially open with visitors still being able to use its fitness suite and pools, however the squash courts and sports hall are now closed for the new build.

Fitness classes can still be attended by residents, and are now split between Sharley Park Leisure Centre, The Bret Club, Holmgate Community Centre, Pilsley Village Hall and Coney Green Business Centre.

“We’re thrilled to start works on the ground of the new Clay Cross Active Leisure Centre,” said North East Derbyshire District Cabinet Member for Leisure, Cllr Alan Powell.

“This is just what Clay Cross needs, after lots of consultation with our residents who said the old centre needed updating we are proud that works are now starting on site, building a facility that is state of the art and will be enjoyed for many years to come, delivering excellent facilities for all to enjoy in a safe environment.

Vice-Chair of Clay Cross Town Board, Charlotte Cupit, said: “We have worked extremely hard to deliver this amazing new facility for the residents of Clay Cross and the surrounding area and we’re delighted to see it start to come to fruition. As the shovel is now in the ground, delivery of the excellent ‘Clay Cross Active’ is getting closer.

It will be a fantastic facility for all to enjoy and is just one of many exciting new projects coming to the town as part of the £24 million Clay Cross Town Deal.”

Major investment projects in Clay Cross Town Centre approved by Government

Proposals for four key town centre projects in Clay Cross have been approved, supported by the £24 million Town Fund investment.

The Clay Cross Town Board and North East Derbyshire District Council’s proposals have been given the green light by the government this week.

Final details are still to be agreed, but the projects are now progressing and the Council and Town Board are keen to hear the views of businesses and residents of Clay Cross on these transformations.

The four proposed projects of the newly-produced masterplan for the town centre consist of:

  • Transport and connections improvements (subject to an upcoming consultation) – proposals include providing enhanced parking and access from the A61, improving traffic flow through the town, re-opening Bridge Street from Harris Way and the possibility of converting the one way section of Market Street from Bridge Street to High Street into a pedestrian zone.
  • Skills and Enterprise zone – renovating the clock tower building (Adult Education Centre) into a hub for learning and business engagement, which also includes a proposal to bring the library into the town centre.
  • Clay Cross Community/Social area – preserving, restoring and enhancing heritage buildings in the centre of the town, focused on restoring the annex building of the clock tower building and creating a new leisure space fronting onto the proposed new town square area.

Clay Cross Town Board Deputy Chair and North East Derbyshire District Council Deputy Leader, Cllr Charlotte Cupit said: “The £24 million Town Deal is a great opportunity to bring a boost to Clay Cross town centre.

“Through our business forums we’ve been speaking to local shops and businesses to focus on the key spaces and transport improvements needed.

“The aim of these proposed projects is to promote a more effective, cohesive town centre regeneration whilst also preserving some of the fantastic historic buildings we have in the town to create a really good mix of old and new features for our residents and businesses to enjoy.

Behind the scenes, progress has been made in procuring buildings and land, and a more specific design plan is being developed which will reflect the approved refocus.

In addition to the above, the Town Board and North East Derbyshire District Council continue to progress the redevelopment of Sharley Park (with works now starting on site!), reviewing the feasibility of a new Clay Cross train station and developing further projects around decarbonisation of the town.
