PEAK Gateway Resort receives reserved matters planning approval

Chesterfield Borough Council has approved the reserved matters planning application for a revised first phase of the PEAK Gateway Resort on the reclaimed Birchall Estate. The 300-acre property is located on the eastern boundary of the Peak District National Park in Chesterfield, Derbyshire.

PEAK proposes to bring the scope and services of internationally successful ski resorts to create the UK’s equivalent for biking, hiking and other adventure sports as well as for nature, culture and heritage experiences.

PEAK will have its own micro grid for energy, waste and water. PEAK will generate and consume its own energy and operate a zero-carbon tourism dedicated mobility service.

Planning permission includes extensive overnight and holiday accommodation supported by hospitality, leisure, wellness, a multi-disciplinary bike park and experiential retail. As such, it is one of the largest permitted mixed-use leisure schemes in the UK. Five of the six largest cities in England are within 75 miles, providing a visitor catchment of over 20 million people.

Locally, PEAK has the potential to create over 1,000 new jobs. It will partner with the education sector to deliver a Green Skills Academy in support of both PEAK and Chesterfield’s commitment to training and upskilling across a broad range of key sectors, but especially for construction and tourism.

PEAK will be open to day, as well as stay visitors. Local residents and businesses will be able to take advantage of incentives and membership opportunities.

Councillor Tricia Gilby, Leader of Chesterfield Borough Council, said: “PEAK Resort offers a fantastic opportunity to bring more visitors into Chesterfield, grow our local economy and create a range of new jobs.

“It will be an incredible asset for our borough and will be a national leader in respect of clean energy, zero carbon mobility and skills.

The current landowner has, over many years, fully reclaimed the 300-acre Birchall estate from opencast. The property now provides the perfect natural setting for the consented development. Nature and outdoor experiences are at the heart of the PEAK offer and BNG (Biodiversity Net Gain) resulting from the development will all be achieved on the property.

Birchall and PEAK hope to be an exemplar of the reclamation of land from the industries of the past into enterprises of the future.

PEAK Resort will also support the UK’s first hydrogen and EV tourist mobility service linking visitors to Chesterfield’s medieval market town centre, its national rail station and surrounding attractions as well as to the trails and natural wonders of the National Park.

Sustainable transport service linking Chesterfield to the Peak District hailed as a major success

A trial of sustainable transport links between Chesterfield’s PEAK Gateway development and the wider Peak District National Park has proven a major success.

A two-week trial launched at the Chatsworth Show and completed during the first week in September last year, was carried out by a group of industry partners working with Peak Gateway Properties.  The trial has taken all parties a step closer to creating a zero emission, car-free, Gateway mobility offer.

The PEAK Express will offer visitors access to a hop-on, hop-off service, operated much like a ski pass. Based initially at the PEAK Gateway, a regenerative enterprise and visitor destination planned just outside of Chesterfield, the PEAK Express combines parking, accommodation and services with zero emission vehicles to explore the National Park.  The PEAK Express will operate beyond the congested ‘honey spots’ thus opening access to more experiences and attractions without the need for car parking.

During the trial the EV and hydrogen buses were operated concurrently on the same route, at the same time, with the same loads. This is believed to be a world first. The buses were provided by trial partner Toyota Caetano and piloted to various locations across the park by Trent Barton including the Gateway site itself, Chatsworth House, Longshaw, the Hassop Station/Monsal Trail and Chesterfield Town Centre and train station. A mobile hydrogen refueller was provided by the world’s biggest hydrogen producer, Air Products.

One of the most interesting results from the trial was the regenerative effect created by the undulating roads of the National Park. For example, the hydrogen (FCEV) unit regenerated almost half of its fuel use through its braking system.

Here is a summary of the key findings from the trial period:

  • The trial assessed some of the benefits of car-free mobility within the UK’s original National Park and gathered data on the performance of both hydrogen and EV units operating in the rural setting.
  • 40 people on a single EV or Hydrogen (FCEV) bus represents up to 40 cars potentially being removed from the National Park’s roads.
  • The trial considered refuelling, energy consumption, cost & customer experience and ride comfort and overall emission savings.
  • During the two-week trial two busses operated for an average of three hours a day, saving 1.185* tonnes of CO2 from being released into the atmosphere – the equivalent weight of a Toyota Yaris or six polar bears.
  • 72% of people who took part in the trial said they would use the paid for service.
  • 1,244km was covered during the trial between the EV and hydrogen bus
  • The hydrogen bus used 589kWh of energy and generated 251kWh of energy through its braking system.
  • The CO2 saving per mile was 1.6kg, based on the trial data when comparing EV/FCEV to equivalent diesel buses.

Jon Hunt, alternative fuels manager at Toyota said; “The iconic, long undulating terrain of the Peaks means electric battery life can be optimised better than in stop start urban landscapes.

“Balancing the availability of charging points, timetabling, optimising journey times, availability of hydrogen and commercial requirements is likely to point to different zero carbon solutions in every national park for services like this.”

A second trial, engaging a broader national customer base, is being planned for summer 2023. The PEAK Express partners are currently considering a range of operators for the trial and the longer-term service.

Chesterfield’s The Gateway @PEAK development showcased at COP26 regional roadshow

Milligan’s forthcoming development on the Peak District National Park boundary, the Gateway @PEAK has been showcasing its sustainability credentials at the East Midlands COP26 Regional Roadshow, as part of its strategic partnership with the University of Derby.

Milligan and landowner Birchall Properties have formed a working group with the University of Derby to bring the latest applied thinking in sustainable tourism, circular economies, data collection and monitoring, geosciences and biodiversity planning to the project.

The Gateway @PEAK is a great example of the Net Zero Carbon developments being discussed at COP26 in Glasgow.

At the heart of the development is a Zero Carbon transport hub. Hydrogen powered vehicles will connect to a travel network that has the potential to remove over 500,000 car journeys from the park each year, drastically reducing carbon emissions and improving the visitor experience for everyone.

The travel network will also open access to thousands of park attractions, spreading the economic visitor benefit and relieving destinations that become overwhelmed during peak seasons. Planning permission for 2,800 car parking spaces and 5,000 overnight beds has already been granted to the Gateway at PEAK which is situated on 300 acres of fully reclaimed land.

The COP26 East Midlands Roadshow took place on the 11th November 2021, during the international summit in Glasgow. In the virtual conference, delegates were able to browse other projects from the region and learn more about the Gateway’s ambition to create a blueprint for the sustainable delivery of mixed-use ‘smart’ campuses.

Pro Vice-Chancellor and Dean of the College of Science and Engineering, Prof Chris Bussell, said “The University will help the Gateway @PEAK project team define sustainable tourism, bringing innovation to this landmark project for the region, and for the UK’s National Parks.

“Our research and experience in building digital twins and data sciences will give the project a credible data strategy, which is critical to it delivering its sustainability goals. The collaboration offers university students an exciting, local project which is breaking new ground, and the project itself access to the latest thinking and research.”
