We Are Spaces attains prestigious CIOB accreditation

A Chesterfield business specialising in commercial interior design and workspace transformation has received prestigious accreditation from the Chartered Institute of Building.

CIOB is the leading international professional body for those working in and leading the construction industry. Established in 1834, it offers a range of services including membership, professional development, qualifications, and resources to support individuals and organisations in shaping the future of the built environment, driving innovation, sustainability, and ethical practices.

The accreditation is the latest in a string of successes for We Are Spaces, having recently expanded into larger office premises at the Northern Gateway Enterprise Centre.

We Are Spaces Ltd expands commercial property portfolio with acquisition of high street property

A prominent building in the heart of Chesterfield’s retail centre is set to undergo extensive refurbishment after its acquisition by the Commercial Interior Design and Build company We Are Spaces.

The three-storey property, located alongside the old Marks & Spencer building, spans an impressive 3,355 sq ft and features independent pedestrian access to the upper two floors.

Having acquired the Grade II listed building for an undisclosed sum via auction earlier this year, We Are Spaces is committed to maintaining it as a commercial space with the aim of attracting smaller businesses that can drive footfall and increase spending within the town centre.

The deal was completed with legal advice and support from leading regional law firm Banner Jones’ commercial property team, and the property was purchased through the auction house Mark Jenkinson.

Having acquired the site earlier this year, we are now in the early stages of the planning process, with refurbishment works expected to start within a few months.”

We Are Spaces, which specialises in commercial transformation and interior design, added that plans to sympathetically refurbish the High Street building will factor in its heritage and history, whilst also incorporating state-of-the-art technology to ensure it meets the latest sustainability and environmental standards.

The acquisition bolsters We Are Spaces’ existing portfolio and, upon completion, will complement Chesterfield Council’s ongoing commitment to reinvigorating the high street through its Vitality and Viability of Centres plan, which includes the revitalisation of the town centre and the new Waterside scheme.

Local businesses grow into new spaces at Northern Gateway Enterprise Centre

Two Chesterfield-based companies have expanded into larger offices at the Northern Gateway Enterprise Centre – after growing their businesses over the last year.

We Are Spaces, a commercial interior design and property solution company, and Integrated Interest, a sales and marketing technology company, have expanded into larger office spaces in the centre.

Owned by Chesterfield Borough Council, the flagship office development opened in July 2022 and with the expansion of these businesses is now 85% let.

We are incredibly settled and have a great relationship with the other businesses and staff, so we didn’t want to lose this, when needing to increase the size of our office to meet the new needs of our team”.

“The Enterprise Centre has made the process so easy for us to move into a bigger suite without incurring big moving costs and disruption. We always knew that when we first based ourselves here, it provided us with lots of flexibility to grow efficiently and we are doing just that.

“Our investment in the development formed a key part of our economic recovery plan following the pandemic – the growth of these businesses and the high occupancy rate of the centre shows how the building has helped our borough’s economy to bounce back and has created new employment opportunities for our residents.

“As well as growing the local economy, our enterprise centres also provide a small income for the council. This income helps ensure we can support businesses to grow whilst still providing the essential services our residents rely on.

“We knew our Enterprise Chesterfield model would be successful because we’ve seen businesses based at our other centres grow significantly and expand their presence in our borough, but it is great to see this working as planned in our newest centre less than two years since opening.”

Chesterfield Borough Council also owns Dunston Innovation Centre and Tapton Innovation Centre, both of which are also over 85% let.

The Northern Gateway Enterprise Centre is Chesterfield’s flagship centre and includes 32 office suites in a range of sizes, which all include individual security and high-tech features which allow businesses to adapt to modern ways of working.

Sustainability sits at the heart of the building, with built in energy efficient systems that help businesses keep costs down whilst also reducing their carbon footprint.

The centre also includes a breakout room where businesses can network and build relationships so that they can work together more efficiently.

The Northern Gateway Enterprise Centre was part funded through a grant from the South Yorkshire Mayoral Combined Authority Investment Fund, with additional funding provided by Chesterfield Borough Council.

Chesterfield Champions collaborate to bring new office space at One Waterside Place to life

Rosewood Wealth Management has worked in partnership with local company, We Are Spaces to design a vibrant new office space for their new premises at One Waterside Place.

The finance firm has announced a move to the town’s new seven-storey office building, having previously operated from an office on Brimington Road.

Rosewood teamed up with Amy Revell, Director at We Are Spaces Ltd, a firm which provides customised furniture and fit-outs for companies, to ensure they can work in the best environment possible.

Amy, who is a member of the Chesterfield Property and Construction Group, explained how pleased she was to be involved in the project:

From our very first meeting, it was clear how much the move meant for Shannan and Donna personally, but also for the whole team and the growth it will enable them to achieve. Building high-quality offices in Chesterfield

Offices remain important to companies – they are vital hubs to facilitate collaboration, team building, training and mentoring particularly where younger members of the workforce are concerned.

The post-pandemic return to the office has led to a shift away from the ‘traditional’ approach to office space. Businesses are now reconsidering how they use their space and looking at how they can adapt it to a more modern, agile way of working. This has resulted in a dramatic change in office space requirements. and a ‘Flight to prime’.

As a result of the pandemic, companies are now looking to modern, high quality workspace to attract their staff back into the office and maximise on the efficiencies of agile working.

The workspace is a fascinating topic for me, I’m a creative person with a keen interest in the psychology of why we do what we do. The workplace is the perfect blend of the two, bringing together people and property.

Our Businesses are full of different personalities, pressures and demands, which is why a quality workspace is so important to support the needs of your team. Throughout the pandemic we’ve all been forced to change and work in different ways, some embracing this, and others really struggling. But what is evidently clear in our modern world of working is to ensure we provide dynamic, engaging, sustainable and healthy workspaces for us all to achieve our very best.

The office isn’t just about providing a desk, we all need much more than this to feel inspired, energised and productive. To futureproof our offices, it’s important we adapt to hybrid working, meaning you are able to provide a little bit of everything, at any time. From open plan agile work stations, to quiet focus zones, collaborative areas, fully AV enabled meeting spaces, places to be sociable, to build trust and rapport, and crucially, an environment to allow our younger, less experienced workers to learn from their co-workers.

In addition, our health and wellbeing is a hot topic, and something we should all be striving to improve upon. Our workspaces need to be healthy environments, with good levels of fresh air and ventilation, robust heating and cooling systems, lots of natural light and acoustic comfort really needs to be considered. If we get all of these basics right, creating an engaging and productive space is much easier to achieve.

This is proving to be a huge success in Chesterfield as we are seeing a large increase in inward investment and large businesses looking to locate their workspaces here, due to the mix of high quality office space, good transport links and overall quality of life. This brings new and exciting job prospects to Chesterfield, its raises the aspirations of our young learners and workforce, more people look to live in Chesterfield and in turn boosts our local economy.

We are very fortunate in Chesterfield, as the council and local developers have continued to invest in a range of high quality workspaces. For example, the Northern Gateway has a warm and inviting reception with modern and bright furniture pieces, sociable shared breakout areas, temperature controlled office suites, with plenty of fresh air, natural light, acoustic baffles and lovely views of the towns greenspaces and iconic crooked spire.

The Waterside development has high reaching ceilings, with energy efficient LED lighting, fantastic fresh air and ventilation system, floor to ceiling windows, allowing all the natural light to flood in and the higher floors have fantastic views of rolling hills lush greenery. In addition, The Glass Yard really provides a fantastic industrial style workplace experience, with leisure, food and beverage and health and wellbeing businesses on site. In creating workspaces that allow us to create a great experience for the user, we will all have a happier, healthier and productive workforce.

Our workspaces also need to cater for the rapidly growing digital and tech sector. There is huge growth in new tech and digital starts up, and Chesterfield is already great at providing business support, but our workspaces also need to be able to provide fast and reliable broadband, spaces for efficient digital content creation and inspiring design to really allow new innovation to thrive.

This is where investing in a quality interior fit out and furniture, can have such a big impact on the overall success of the workspace. Lots of our businesses in Chesterfield are already embracing this. I have been working first hand with many. For instance, Hunters Estate Agents have now adapted to a fully agile work environment. Moving to The Glass Yard, they have reduced from 3 floors to 1, so they can work collaboratively together as a close knit team.

They have also been able to reduce their overall square footage, saving key overhead costs to their business. By working closely with the team, we have been able to understand their challenges and opportunities, and with the volume of high quality workspace on offer, they have been able to make great changes to their workspace, which will put them in a much better position for the next 10 years.
